Project Profile:
Property consists of 1,100 acres located 50 miles east of downtown Dallas in Kaufman and Rockwall Counties. Property and surrounding area is primarily used for agriculture and ranching with topographic features consisting of rolling hills and significant flood plain. Existing local road and utility infrastructure to support development is currently very limited. Property development is expected to initiate within the next 4-6 years driven by continued population growth in the Dallas-Fort Worth metro area.

Project Objective:
Through the execution of a defined entitlement and engineering program, pre-position the property for eventual development into a master planned residential community.   

UEG Provided Services:

UEG was engaged during the acquisition phase of the property and provided extensive due-diligence services, surveying, title review and other pre-close related activity. UEG has taken a lead role in the execution of the defined entitlement and engineering program for the property. Services under contract include zoning and development agreement negotiation, financial district creation, utility service agreements, conceptual land use and lotting analysis, preliminary engineering of water, sewer, drainage and grading requirements, and final engineering of off-site and on-site improvement plans.

Surprise, Arizona

Project Profile:
Considered the busiest arterial road in the state of Arizona, this project was part of a capital improvement program aimed at correcting unsafe intersections along Bell Road.

Project Objective:
Install right hand turn lanes at the intersection of Bell Road and 115th Avenue and construct section of the regional pedestrian trail system adjacent to road improvements.

UEG Provided Services:
UEG was contracted to provide design and engineering services and deliver final improvement plans for the project.  Services included field survey, utility detection and mapping, grading and paving plans, striping plans, and pedestrian trail system plans including a pedestrian bridge over a drainage channel. Scope also included construction cost estimates and preparation of construction bid packages.

Project Location:
Chandler, Arizona

Project Profile:
Property consisted of approximately 10 acres located within the City of Chandler municipal boundaries and initially used for agricultural purposes. The municipal and reclaimed water supplies and sewer treatment infrastructure were in place to serve the property. Development of the property required upgrades to the water distribution, extension of the reclaimed water distribution and sewer collection systems and the widening of perimeter one-half street improvements.  

Project Objective:
Subdivide property through platting process and develop two of the three parcels with large multi-building storage units for rental and/or purchase. Pre-position the remaining property with access and utility stub-outs for future development.

UEG Provided Services:
UEG was contracted to provide planning and engineering services to evolve the development concept of the property, provide preliminary and final plats for division of property and ultimately produce the final on-site and off-site civil improvement plans for the project. UEG took a lead role in the coordination effort with architectural firm and the construction contactor selected for the project. Services included field survey, preliminary and final plat preparation, utility location and mapping, grading and paving plans, drainage plans, water and sewer plans, and on-site and off-site road improvement plans. Scope also included coordination of exhibits for CC&R creation, construction cost estimates as required by City, take-off coordination with contractor and preparation of the required permitting with local and state agencies as related to the engineering requirements.

Avondale, Arizona

Project Profile:
Property consisted of 32 acres located within the City of Avondale municipal boundaries and used for agricultural purposes prior to residential development.The municipal water supply and sewer treatment infrastructure was in place to serve property.  Development of property required upgrades to the water distribution and sewer collection system and the construction of perimeter one-half street improvements.           

Project Objective:
Develop property utilizing an alternate Z-type residential lotting concept to meet the relatively high single family detached density goal of 6.8 dwelling units per acre (217 lots).

UEG Provided Services:

UEG was contracted to provide planning and engineering services to evolve the development concept of the property and ultimately produce the final improvement plans and final plats for the project.Services included field survey, utility detection and mapping, lotting analysis, grading and paving plans, drainage plans, water and sewer plans, and on-site and off-site road improvement plans. Project Profile:
Property consists of 543 acres located within the City of Tyler municipal boundaries and located immediately adjacent to a city trail system and public recreation lake. The site topographic features consist of sharp hilly terrain, wetlands, and dense tree cover. The municipal water supply and sewer treatment infrastructure is in place to serve property. Development of property anticipated to require upgrades to the water distribution and sewer collection system and the construction of a major arterial parkway cutting across the property. Property development is expected to initiate within the next 2-3 years driven by continued retail demand and population growth in Tyler and surrounding regional areas.

Through the execution of a defined entitlement and engineering program, pre-position the property for development into a master planned community consisting of residential, commercial, and retail uses.
